As a home/interior designer my job is to navigate you through the complex world of choices available in the market today. I take a systematic approach that guides you from each stage of selection without overwhelming you with all the options. I take into consideration the function of each space and work with you to create a beautiful living space that you will love. We set up a budget and timeline that reflects your needs and desires. My goal is on budget, on time - every time.
Project Manager-More than a General Contractor
When you hire me as your Project Manager (PM), my role goes above and beyond that of a general contractor. We are a team, you are the boss.
I believe the perfect time to hire a general contractor is prior to selecting the architect. As a proven successful and skilled project manager I will be able to recommend a qualified architect based upon a structural design that fits your needs and wants. Part of my responsibilities as your PM include checking references to assure that all the contractors we work with are licensed, bonded and insured and obtaining a list of references not only from their client list but also the vendors they work with. One might be surprised how many general contractor do not complete this simple but absolutely necessary task. In addition to checking references it is my job to introduce you to each sub, and get commitments from them while on your project they will not be distracted by the pressure of another job.
I take a proven systematic approach to home design. I like all floor plans done after discussing your living needs so it assures your home will be livable when it’s finished not just beautiful. Everything from cabinet designs to tv placement is discussed and materials and furnishings are selected at the beginning of the process to establish your budget ahead of time.
My strong recommendation when hiring a contractor is to understand that their skill is NOT accounting or bookkeeping. If that is not your skill either, I recommend you hire a trustworthy bookkeeper. I am not of the opinion that clients should turn over their sums of money to a general contractor. You are in charge of your money not the contractor. You remain in control financially. I like a complete review of estimated budget and actual cost with clients on a monthly bases …so there aren’t any surprises and everyone is on the same page at all times. I will provide you with a list of invoices/checks to be paid at these meetings for your review. Change orders are minimal when working with me…because our communication and decision making is done prior to beginning construction. All of my contracting discounts are passed on to you, the homeowner/client. You pay all invoices directly. You pay no markups or waste… My fee is negotiated based upon the size of the project and the time requirement.
